Title search & verification
We search the title to confirm current ownership and identify any encumbrances, caveats or mortgages that need to be dealt with.

Stamp duty advice
We advise on whether stamp duty is payable on your transfer and what exemptions or concessions may apply — including family exemptions.

Transfer documents prepared
We prepare all necessary transfer documentation — including the Transfer of Land and any supporting statutory declarations.

Lender liaison (if required)
If there's a mortgage involved, we work directly with the lender to obtain consent for the transfer or coordinate a simultaneous refinance.

PEXA lodgement
We lodge the transfer digitally through PEXA — title is updated with NSW Land Registry and you receive confirmation once complete.

Title transfer FAQs

  • It depends on the nature of the transfer. Some family transfers and certain relationship breakdowns are exempt from stamp duty in NSW. Transfers as part of a deceased estate may also be exempt. We advise on this as part of your quote.

  • Most straightforward transfers are completed within 2–4 weeks. Transfers involving a mortgage, deceased estate or court orders may take longer depending on third party timelines.

  • No — everything is handled digitally through PEXA. You can sign documents electronically and we manage the entire process online.

  • Yes — we handle transmission applications and transfers following the death of a property owner. We'll need a copy of the Grant of Probate or Letters of Administration to get started.

  • We liaise directly with the lender to obtain their consent to the transfer, or coordinate a simultaneous refinance if a name needs to be added or removed from the loan as well.
