Questions

What buyers and sellers in the Inner West ask us

Will the planning certificate show if a property is heritage-listed?

Yes. Inner West Council says heritage status is shown on planning certificates, and heritage items are listed in Schedule 5 of the Inner West Local Environmental Plan 2022. We check the certificate attached to your contract before you exchange.

What should I check before buying an apartment?

NSW Government advice is to read the by-laws and get a strata search report and building inspection before you buy. We review the contract, levies and capital works fund, and tell you what to look for in the strata report.

How quickly will I get my review back?

Same day on request. If you are bidding at an auction on the weekend, pre-auction advice is available by appointment.

Is there a cooling-off period?

For established homes in NSW, 5 business days after exchange, and pulling out costs 0.25% of the price. There is no cooling-off at auction, so get the contract checked before the day.

Is an off-the-plan contract different?

Yes. NSW off-the-plan buyers get a 10 business day cooling-off period, and the contract comes with a disclosure statement covering the sunset date, draft plan and by-laws. We review off-the-plan contracts separately; see off-the-plan conveyancing.

Can you handle the whole purchase or sale?

Yes. If the contract looks right, we can take you through exchange and settlement. Get a quote and we'll confirm the fixed fee upfront.

How quickly can you prepare my contract of sale?

We prepare your contract within 24 business hours, so your agent can start marketing sooner. Get a selling quote.
