NSW stamp duty thresholds for first home buyers

New or existing home: $800,000 or less $0 stamp duty
New or existing home: $800,001 to $999,999 Concession
New or existing home: $1,000,000 or more Full duty
Vacant land: $350,000 or less $0 stamp duty
Vacant land: $350,001 to $449,999 Concession
Vacant land: $450,000 or more Full duty

Applies to eligible first home buyers purchasing as a principal place of residence. Thresholds apply to contracts exchanged on or after 1 July 2023 and are current for 2026–27. Always confirm eligibility with your conveyancer before exchanging contracts.
