Buying in Penrith
Found a house or apartment in Penrith?
Every contract is checked by a licensed NSW conveyancer. Choose what you're buying to see what we look out for.
Penrith sales by type
Select what you're buying
Buying an existing apartment
Two thirds of Penrith sales are existing apartments. A good price can hide special levies, a thin capital works fund or building defects.
- Levies and any special levies
- Capital works fund and recent owners corporation minutes
- By-laws that affect how you live in or rent it out
Buying off-the-plan
We're off-the-plan specialists. Sunset dates, plan changes and disclosure statements carry risks we know how to spot.

Unapproved extensions, easements and pool issues become yours once you exchange. We find them first.
Review my contract for $99 →First home buyers
No transfer duty for eligible buyers on homes up to $800,000. We check you qualify before you exchange.

Start with a contract review
Check the contract before you sign.
The seller's side writes the contract, and once you exchange you're bound by it. We flag risky clauses, explain your cooling-off rights and tell you what's worth negotiating.
Fixed-fee contract review
Every clause checked for one fixed price.
Know exactly what you're signing before you exchange or bid at auction. Existing NSW properties.

What buyers and sellers in Penrith ask us
Will the planning certificate show if a property is flood-affected?
Penrith City Council puts a flood notation on the section 10.7 planning certificate for properties below the flood planning level. The certificate is attached to the contract, and we check it before you exchange.
What should I check before buying an apartment?
NSW Government advice is to read the by-laws and get a strata search report and building inspection before you buy. We review the contract, levies and capital works fund, and tell you what to look for in the strata report.
How quickly will I get my review back?
Same day on request. If you are bidding at an auction on the weekend, pre-auction advice is available by appointment.
Is there a cooling-off period?
For established homes in NSW, 5 business days after exchange, and pulling out costs 0.25% of the price. There is no cooling-off at auction, so get the contract checked before the day.
Is an off-the-plan contract different?
Yes. NSW off-the-plan buyers get a 10 business day cooling-off period, and the contract comes with a disclosure statement covering the sunset date, draft plan and by-laws. We review off-the-plan contracts separately; see off-the-plan conveyancing.
Can you handle the whole purchase or sale?
Yes. If the contract looks right, we can take you through exchange and settlement. Get a quote and we'll confirm the fixed fee upfront.
How quickly can you prepare my contract of sale?
We prepare your contract within 24 business hours, so your agent can start marketing sooner. Get a selling quote.
