How Much Does Conveyancing Cost in NSW?

One of the first questions buyers and sellers ask is: what will conveyancing actually cost? The answer has two parts — a fixed professional fee and disbursements — and understanding the difference will help you compare quotes properly.

The two parts of a conveyancing quote

A NSW conveyancing fee is made up of two separate components. The first is the conveyancer's professional fee — a fixed charge for the legal and settlement work they carry out on your behalf. The second is disbursements — third-party costs paid to government agencies and service providers on your behalf. These two amounts are distinct, and a transparent quote will always show them separately.

Professional fee — fixed and agreed upfront

At My Property Kit, we charge a fixed professional fee for every transaction. This means you know exactly what our fee is before we commence any work — it does not change based on hours spent or complications that arise. Under NSW law, licensed conveyancers must disclose their fees to clients in writing before starting work. Always ask for this in writing before you engage anyone.

Disbursements — variable and transaction-specific

Disbursements are the government search and lodgement fees your conveyancer pays on your behalf and passes through to you at cost. Unlike the professional fee, disbursements vary depending on the specifics of your transaction — the type of property, the council area, whether a strata inspection is required, and the searches needed. Common disbursements include a title search with NSW Land Registry Services, a council planning certificate, a drainage diagram, a land tax search with Revenue NSW, and the PEXA or Sympli electronic settlement fee.

We provide a clear, itemised disbursement estimate at the outset of your matter so you know what to expect. Any variation from that estimate — for example if additional searches are required — is always communicated to you before the cost is incurred.

What your quote should always include

A properly scoped conveyancing quote — whether from My Property Kit or any other provider — should clearly separate the fixed professional fee from the estimated disbursements, cover all required property searches, include PEXA or Sympli settlement management and Revenue NSW transfer duty lodgement, and confirm what is and is not included. Be cautious of quotes that bundle everything into a single number without itemisation — hidden disbursements are a common source of settlement-day surprises.

What can increase the total cost?

Standard residential purchases and sales attract standard disbursements. More complex transactions — strata properties, off-the-plan purchases, titles with unusual encumbrances, or matters involving multiple parties — may require additional searches or government applications, which increases the disbursement component. Your conveyancer should identify these upfront and quote accordingly.
